Median Sales Prices

According to COMPASS San Francisco, this quarter was at an all-time high since 2012 and even better than the first quarter of 2017, with the median sales price increasing by 15.4% year-over-year. The median price per square foot was up by 14.8% year-over-year. Median prices overall are up from the prices of the past four years. This means that the market is hot and that San Francisco homeowners are seeing a good return on their Noe Valley real estate investments.


Noe Valley Real Estate Market Snapshot

There was an increase in the number of Noe Valley listings from the first quarter of the year, but the figures were still down by 19.5% year-over-year. The total volume was $135.3M, which was a 3.2% decrease year-over-year.

Incidentally, houses moved very quickly during this quarter, with a median of just 14 days on market. This is a big decrease of 33.3% year-over-year. The median negotiable was 8%, which showed an increase of 7.9% year-over-year.
